For tenants with no Canadian credit history — arriving from abroad on work visas, student visas, or PR applications.
🇮🇳 India Applicant on 3-Year Work Visa
No Canadian credit history = you replace Equifax with a "financial trust package."
The employer offer letter is your anchor. Pair it with strong savings proof and an Indian CIBIL report.
Ontario law: landlord can only take First + Last month rent — no extra deposit allowed.
⚠️ Ontario RTA Notice
Under the Residential Tenancies Act, a landlord cannot demand more than first and last month's rent as a deposit — even for newcomers. Asking for extra months is illegal. If a landlord refuses without Canadian credit, coach them to accept the Nova Credit report or CIBIL score.

Proof of Funds (Bank)
Indian bank statements — last 6 months — shows stable savings, preferably 6+ months of rent equivalent
Canadian bank account opening confirmation (if already opened) — TD, RBC, Scotiabank offer newcomer accounts pre-arrival
Wire transfer / certified cheque for First + Last month's rent — ready before offer is submitted
Rental History & References
Landlord reference letter from India (English or translated) — name, address, phone, duration of tenancy, payment record
2 personal/professional references (ideally Canadian or international employer)
